Frequently Asked Questions

Your trusted title partner in Lubbock and the South Plains

General Questions

What does Lubbock Abstract & Title do?
We handle the details that protect your property rights. Our team researches the property’s history, clears up any title issues, and provides title insurance so your ownership is secure from day one.

Why do I need title insurance?
Title insurance protects you from unexpected ownership issues—like hidden liens, recording errors, or undisclosed heirs—that could surface after you buy. It’s your peace of mind policy.

What’s the difference between an Owner’s and a Lender’s Policy?
The Owner’s Policy protects you, the buyer. The Lender’s Policy protects your mortgage company. Both ensure your investment is protected from potential title problems.

Closing Process

What happens at closing?
Closing is when all documents are signed, funds are exchanged, and ownership officially transfers. We coordinate every detail so your closing is smooth, accurate, and stress-free.

How long does closing take?
Most closings take between 30 and 60 minutes. Our experienced team keeps the process quick and organized so you can move on to celebrating your new home.

What should I bring to closing?
Bring a valid photo ID and any funds required for closing (typically via wire transfer or cashier’s check). Your closer will confirm exactly what’s needed in advance.

Title Insurance

Is title insurance a one-time cost?
Yes! You pay for it once at closing, and it lasts as long as you own your home.

What does title insurance cover?
It protects against ownership problems like unpaid property taxes, liens, errors in public records, or even fraud in previous transfers of the property.

How much does title insurance cost?
In Texas, title insurance rates are set by the state, so the premium is the same everywhere. The difference is in the service—and that’s where we stand out.

Ownership & Property

What is a title search?
A title search is a detailed review of public records to confirm the property’s legal ownership and uncover any claims, liens, or restrictions that may affect it.

What are deed restrictions?
Deed restrictions are rules or limitations placed on a property—like usage, design, or construction guidelines—set by a developer or previous owner.

Can I choose my own title company?
Yes! Buyers are always free to choose their own title company. We’re proud to be the local, trusted choice for buyers, sellers, and agents across West Texas.

Payments & Fees

Who pays for the title policy?
In most Texas contracts, the seller pays for the Owner’s Policy, and the buyer pays for the Lender’s Policy—but this can be negotiated in your sales contract.

What is escrow?
Escrow is a secure account we manage to hold funds and documents during your transaction. It ensures all conditions are met before money changes hands.
